The Brief
To manage all consortium matters and infrastructure works required to facilitate house building and delivery of the master plan and outline planning permission and S106 obligations.

Background

The Clipstone Park development was proposed to expand the eastern part of Leighton-Linslade, Bedfordshire, with the construction of 1,210 new homes and multiple amenities. The vision was based around creating a high-quality and sustainable mixed-use development - consisting of housing, a supermarket, shops, a public house, a community hall, offices and a doctor’s surgery as well as a number of shared open spaces.

Isaac Mercer were appointed to manage all consortium matters including Legal, Land, Planning, Design and Technical, Phasing and Scheduling, Commercial and Procurement and Construction.

Outcome

As well as implementing a consortium infrastructure in order to deliver the proposed works within the short eight-month timescales, we revised some of the initial plans to allow for a smoother, more efficient and logical delivery of the programme.

Part of our work included re-sequencing the proposed phasing without compromising on key S106 obligations and agreeing additional access routes and service diversions with the highway.

We also had to develop the utilities strategy and co-ordinate complex drainage and pumping requirements.
