King’s Reach is an urban housing development of over 2,100 new homes on the outskirts of Biggleswade, Bedfordshire. Sensitive integration of new and existing communities was fundamental to the development’s design.
Isaac Mercer were appointed as the consortium project managers to manage all consortium matters including legal, land, planning, design and technical, commercial and production and Health and Safety.
The land was partitioned into over 100 land parcels; each of which were allocated to the consortium members and other stakeholders for development.
Isaac Mercer were required to co-ordinate the requirements and obligations of the consortium members, stakeholders and third parties. This involved ensuring safe segregation between different parties during construction, including the public.
As with many greenfield developments, the project also encountered many challenges such as land acquisition and registry, maintenance of rights of way, unique archaeological discoveries, logistical constraints, unique legal and infrastructure agreements and sensitive ecological and environmental matters, all of which required Isaac Mercer’s careful coordination and management to successfully overcome.
